Room One

With original Victorian arched windows restored to offer panoramic views of Ventnor Harbour & Ventnor Bay, Room One’s wetroom is a pure joy to use.

The room itself directly overlooks the harbour with a window seat to watch the fisherman, a Henley ceiling fan to keep you cool, a wine fridge to chill your favourite bottle & a sumptuous Hypnos superking bed to sleep on. Custom made wood panelling & a restored Victorian fireplace are design highlights.


Room Two

Twin, front-facing windows each with their own cushioned seat upholstsered by Anne Ginger grab the attention in this expansive, calming bedroom.

The tiled, bronze-fitted shower is open within the room with a dividing headboard for the superking Hypnos bed creating privacy.

Watch the boats pass by in the Channel beneath the cool air of a Henley ceiling fan.


Room Three

For the bath lovers out there, this room has a free-standing roll top with twin views, one out to sea from the largest window in the building, the other along the coastal path to Steephill Cove.

A wine fridge is ready for your Champagne, a chaise long is set for relaxing, a separate shower room offers privacy & the superking Hypnos bed is positioned for Steephill Cove views beneath a cooling Henley fan.


Room Four

Calming dusty pink on hand-made wood panneling creates the perfect frame for an expansive window looking out to Steephill Cove & the Coastal Path.

Take an upholstered seat at the window & enjoy a glass of wine over spectacular sunsets.

Room Four extends to a large walk-in shower & bathroom with fluffy White Company towels.


Room Five

A raised dressing area with full length mirror welcomes you to this expansive, split-level room featuring stunning views of the award-winning Ventnor Cascade gardens.

You’ll also find a large, separate bathroom with walk-in shower & marble sink, & a wine fridge ready for filling alongside the superking Hypnos bed.


The Annex

Our annex is a large room, set alongside the main house, designed for those staying with dogs.

With its own private entrance, the annex has dual dormer windows looking directly out to the sea, harbour & Cascades and a lounge area with sofa a chairs to relax with wine after a long day exploring!

A large, bright & airy space with separate bathroom & a superking Hypnos bed.


Cancellations
For individual room bookings, if notice of cancellation is provided prior to 7 days of arrival, a full refund will be issued. Within 7 days of the reservation commencement, 50% refund will be issued. If notice of cancellation is provided 48 hours from the commencement of your reservation, no refund will be issued.

For group bookings of three rooms or more, if notice of cancellation is provided prior to 30 days of arrival, a full refund will be issued. Within 30 days of the reservation commencement, 50% refund will be issued. If notice of cancellation is provided 7 days from the commencement of your reservation, no refund will be issued.

For dinner & dinner bed and breakfast bookings, where cancellation occurs two weeks prior to the date of booking a full refund will be issued. After this time 50% of the full cost of stay and/or meal will be refunded. Within 72 hours no refund will be issued.

Please note that our cancelation policy is applied regardless of any external event and is designed only to allow us to maintain the standards to which guests are accustomed. Where a guest is able to refill a booking personally we are very happy to change the name of the reservation free of charge. We recommend that you take out travel insurence or ensure your annual policy is up to date.

Damage
In the case of breakages or significant damage to a room guests will be charged the full cost of cleaning, replacement or repair. This includes staining that cannot be removed by via day-to-day cleaning activity or the removal of any item from the room. Where you believe damage has occurred it is best to mention on departure so we can assess together. In all cases we will provide a receipt for the new item, repair or cleaning process required.

Late Check In
The property is unmanned from 7pm, hence all late check-ins require a team member to remain at work outside their scheduled hours. To cover these costs a charge is levied. 7-9pm is a £20 charge, 9-11pm is a £40 charge, after 11pm check in is not possible.
